The Charlottesville area has a regional, national and international component.  Thus, my marketing plan targets each segment with an internet presence, digital photography, print material and advertisements.

  • Internet  - My clients receive the highest internet exposure on two dedicated sites and two search based sites (www.RobertRusso.com, www.RealestateIII.com, www.Caar.com and Realtor.com). We create virtual tours of your home to showcase each of the distinct attributes. Additionally, your home will be showcased on Realtor.com for greater exposure. This enhanced feature drives more buyers to your home on the web and increases showings.
  • Digital Video & Photography  - A room by room display to walk potential buyers through your home, without ever having to leave their home.
  • Advertising  - The homes of our clients are advertised in a variety of local and regional publications to reach the widest possible audience. This includes the Realtor Multiple Listing System, newspapers, weekly home guides, magazines, and direct mail.
  • Print Materials - My team puts together full color print materials targeting local Realtors. Rich text, aerial maps, surveys and floor plans all contribute to a professional look.

      New listing action plan

-          Enter your home into the CAAR MLS

-          Submit copies of your listing to our company’s sales staff for their buyers

-          Brokers open house (Tuesday’s) to educate other agents to the benefits of your home

-          Promote your home at the Real Estate board meetings for maximum exposure to the other agents in the area

-          Develop a list of features and benefits of your home for the cooperating agents to use with their potential buyers

-          Suggest and advise you as to any changes you might want to make in your property to make it more marketable

-          Update you as to any changes in the market

-          Knock on doors in your community to inform residents of your properties features

-          Pre-qualify all prospective buyers

-          Provide for the cooperating brokers, on a monthly basis, a list of the features and benefits of  your home

-          Follow up with all of the Realtors who have shown your home for their feedback

-          With all contracts, help you negotiate the best possible price and terms

-          Stay involved with all aspects of post contract ratification – inspections, attorney’s, addendums, amendments, contingencies, appraisals, title, financing, etc..
